Aldie covers more ground than most people realize, and has two different geographies from an irrigation perspective. There are the planned communities off Route 50, Kirkpatrick Farms, Lenah Mill and the Stone Ridge side, where lots are conventional and the water comes from the public system. Then there are the properties the area is better known for: Willowsford lots running from half an acre to three and more, Creighton Farms, and the older custom houses and small farms scattered along John Mosby Highway and Braddock Road, many of which sit on a private well and septic.
Those two situations need completely different designs. Superior Sprinkler Systems has been working this corridor from our Dulles base since 1991, and the first question we ask on an Aldie property is never about the lawn. It is about where the water comes from.
On the public system. If your address is inside the Loudoun Water central service area, you have known pressure and effectively unlimited supply for a residential system. The design problem is coverage and efficiency, and an approved backflow assembly is required, tested at installation and annually afterward with the report filed to Loudoun Water.
On a private well. Now the design is limited by what the well and pump can deliver, not by what the lawn would like. Every well has a recovery rate, and a pump has a duty cycle. Draw more than the aquifer returns and you pull the level down, the pump short cycles, and eventually you burn it out. It is an expensive way to water grass.
So on well fed properties we start with a flow test at the outside tap and a look at the pump, the pressure tank and the well record if you have it. That number sets the maximum flow available to any one zone, and the design follows from it: more zones, each one smaller, run in sequence overnight so the well has hours of recovery time built into the schedule. Sometimes the right answer is a storage tank and a booster pump feeding the irrigation separately from the house, and where that is the case we will say so rather than sell a system the well cannot support.
On a community well system. A handful of the smaller settlements in western Loudoun are served by community wells rather than the central system. Loudoun Water states plainly that community systems have limited capacity and may not be designed to provide the amenities the central system does, lawn watering specifically among them. If that is your situation, confirm what you are permitted to draw before you commit to a design.
An acre of turf is not four times a quarter acre job. It is a different problem.
Long mainline runs lose pressure over distance, so pipe has to be sized for the actual run rather than to a standard. Zones need to be balanced so that every head on a circuit gets similar pressure regardless of where it sits, otherwise the far end mists and the near end floods. And because a large system runs a lot of zones in sequence, the total watering window matters: twelve zones at twenty five minutes each will not fit inside the early morning hours unless the schedule is planned for it.
We also design large properties in stages by default. Most people do not irrigate three acres. They irrigate the lawn around the house, the beds and the areas they actually use, and leave the rest to the weather. Building the mainline and controller with spare capacity means you can add zones later, toward a paddock, an orchard or a garden, without disturbing the original work.
Aldie properties tend to have more than turf. Vegetable beds, orchard rows, screening hedges and newly planted trees all have watering needs that a lawn schedule does very badly.
A drip line handles all of it better than spray does. It puts water at the root instead of on the foliage, which matters for disease as much as for waste, and it lets you run a vegetable garden on its own schedule without watering the lawn at the same time. Young trees do best on dedicated emitters at the root ball for the first two or three seasons rather than being left to catch whatever a nearby rotor throws.
Deer traffic, mowing decks running at speed across open turf, voles working under the surface, and frost heave in exposed ground all take a toll that a small suburban lawn never sees. On larger Aldie properties we set heads on flexible swing joints so a knock moves the head rather than cracking the lateral, keep bodies flush to grade, and place the vulnerable ones out of the obvious traffic lines. It is less expensive to design that than to repair it every spring.

Controller. Usually the garage. On larger properties a basement, barn, shed or weatherproof enclosure is often more practical, and we will run the wiring to wherever makes sense for the layout.
Smart scheduling. Weather based control and moisture sensing stop the system running after rainfall. On a well fed property that is not just efficiency, it is protection for the pump, because every cycle skipped is a draw the aquifer does not have to replace.
Materials. Hunter, Rain Bird and Irritrol components, WaterSense certified. Rigid PVC pipe, which is what survives long buried runs through Virginia clay, rather than the flexible tubing some contractors use to bring a bid down. Rotors on open turf, sprays for tighter areas, drip through beds and gardens.

Q: Can my well support an irrigation system?
A:Often yes, but the design has to be built around it rather than around the lawn. We measure the flow available at the tap and look at the pump and pressure tank, and that figure caps how much any single zone can draw. The usual answer is more zones, each smaller, running in sequence through the night so the well recovers between them. If the well genuinely cannot support the area you want covered, the options are a smaller irrigated area or a storage tank with a separate booster pump, and we will tell you which before you spend anything.
Q: I am on a community well system rather than the central system. Does that change things?
A:It might change whether you can irrigate at all. Loudoun Water notes that community systems have limited capacity and may not be designed to supply amenities such as lawn watering. Check with the operator of your system before commissioning a design, because that constraint sits outside anything a contractor can engineer around.
Q: How many zones does a two acre property need?
A:It depends far more on available flow than on acreage. A property on public supply with good pressure might cover the irrigated portion of two acres in eight to twelve zones. The same area fed by a modest well could need eighteen or more, each one small enough to stay inside the well’s output. Nobody can give you a real number without measuring flow on site, and any quote that does is guessing.
Q: Do I have to irrigate the whole property?
A:No, and most people should not. The sensible approach on a large Aldie lot is to cover the lawn around the house, the beds and the areas you use, and size the mainline and controller with room to add later. Adding zones to a system built with spare capacity is straightforward. Rebuilding an undersized mainline is not.
Q: Can you water a vegetable garden and an orchard on the same system?
A:Yes, on their own zones and using drip rather than spray. Drip delivers water at the root, keeps foliage dry, which reduces disease pressure, and lets the garden run on a completely different schedule from the turf. Young trees get dedicated emitters at the root ball for their first few seasons.
Q: Deer and the mower keep destroying my sprinkler heads. Anything to be done?
A:Several things. Heads go on flexible swing joints so an impact moves the head instead of cracking the pipe below it. Bodies are set flush to grade rather than standing proud. Where a head sits in an obvious traffic line we move it and adjust the arcs of its neighbors to cover the gap. It does not make a system indestructible, but it turns most incidents into a five minute replacement rather than a dig.
Q: Is backflow testing required if I am on my own well?
A:An approved backflow assembly protects your household supply, which on a private well is the water you drink, so we install one regardless. The annual reporting requirement applies to properties connected to a public system such as Loudoun Water.
