Ashburn grew fast and it is still growing. Between Ashburn Village, Ashburn Farm, Broadlands, Brambleton, Belmont, One Loudoun and Moorefield Station, a large share of the houses here went up inside the last twenty five years, and a good many went up inside the last five. There is a right moment to install irrigation on a house that is still being finished, and it is narrower than most buyers realize. Freshly laid sod is not a lawn yet. It is a set of grass mats sitting on top of graded subsoil with almost no root contact, and it needs frequent, light watering for the first two to three weeks, not the deep infrequent soaking that suits established turf. Get that backwards and the seams shrink and the edges brown.
A new build system should therefore be programmed twice: an establishment schedule for the first month, then a normal seasonal schedule once the roots have knitted in. We set both and show you how to switch. It is a small thing that saves a lot of first summer replacement sod.
The other new build factor is the ground itself. Much of eastern Loudoun sits on high clay content soil that expands when wet and contracts when it dries out, and on a new site that soil has usually been compacted by construction traffic. Water applied faster than compacted clay can absorb runs across the surface. Shorter, repeated cycles fix it, and so does a season or two of root growth.
Plenty of Ashburn properties are townhomes or single family homes on compact lots where the distance from the house to the property line is measured in feet, not yards. On that kind of site, overspray is the whole design problem. Water on the siding causes staining and, in time, rot. Water on the sidewalk and driveway is money going into the storm drain. Water on the neighbor’s patio furniture is a conversation nobody wants.
Small lots want matched precision nozzles rather than standard sprays, careful arc setting rather than a rough quarter or half circle, and drip in narrow beds where any spray head would put most of its output somewhere useless. Done properly a compact yard uses noticeably less water than a large one and still looks better.

Q: Can I control the system from my phone?
A:Yes. WiFi enabled controllers are standard on most of our new Ashburn installations and they can be retrofitted to an existing system in an hour or so, since the valves and wiring stay as they are. They also allow weather based scheduling, which is where the real water saving sits.
Q: Who handles the backflow test in the Loudoun Water area?
A:We do. Q: Does my HOA have to approve an irrigation system?
A:Community rules in Ashburn vary and some associations do want an application before any exterior work. Check your own covenants, and if a plan is required for the submission we will provide the layout drawing. It is quicker to ask before scheduling than to explain afterwards.
Q: What does this do to my water bill?
A:It goes up in the watering months, because you are watering properly rather than sporadically.
