Superior Sprinkler Systems installs and repairs irrigation systems in Broadlands, VA, from the original Broadlands sections to Broadlands South. Our shop is in Dulles, about fifteen minutes away. We update aging builder systems, design new ones with HOA-ready layouts, test backflow preventers for Loudoun Water, and handle spring start-ups and winterizations. Family-owned since 1991.
Broadlands is a planned community in the Ashburn area, laid out along Claiborne Parkway, Belmont Ridge Road and Loudoun County Parkway. Most homes were built from the late 1990s through the 2000s, which means a lot of Broadlands sprinkler systems are now fifteen to twenty-five years old. Heads, valves and controllers from that era are reaching the end of their service life, even when the pipe in the ground is still in good shape.
Our shop is on Azalea Lane in Dulles, about fifteen minutes from most of Broadlands. Superior Sprinkler Systems has worked in eastern Loudoun County since 1991, so we have seen these systems from the day they went in to the day they need an update.
The most common Broadlands service calls we see are heads that no longer pop up or rotate, valves that weep and keep a zone running, wire splices that have corroded underground, and older controllers that lose their programming after a power outage. On compact lots, overspray onto driveways, sidewalks and siding is another frequent complaint.
We test every zone, check pressure at the tap and show you what each head is covering. In many cases a targeted update brings an older system back: new heads and nozzles, a few relocated sprays, drip in the beds, and a WiFi controller. If the system is beyond repair or no longer fits the landscaping, we quote a redesign and explain the difference clearly.
Many Broadlands homes sit on smaller lots, and townhome yards can be just a few hundred square feet. Small spaces need careful design. We use matched-precision spray nozzles with adjustable arcs so water stops at the turf edge, keep heads away from fences and foundations, and put narrow beds on drip so mulch and siding stay dry. A well-designed townhome system can often be installed in half a day.
The Broadlands Association maintains architectural guidelines, and some projects need review before work starts. We provide a drawn layout and equipment list for your application when one is needed. Broadlands is also served by Loudoun Water, which requires an approved backflow assembly on every irrigation system and an annual test with the results filed. Our DPOR certified testers handle both the test and the paperwork. Learn more on our backflow testing and certification page.
We work throughout Broadlands and Broadlands South, including the single family streets off Claiborne Parkway and Belmont Ridge Road and the townhome sections near the community centers. We also serve the surrounding Ashburn neighborhoods and nearby Brambleton. Because so many Broadlands systems were installed by builders at the same time, we know the equipment and layouts that tend to show up here and what usually fails first.
The connection. We tie into the house supply where the plumbing allows and fit a master shut off valve in a reachable spot, so a broken line can be isolated in seconds.
Backflow prevention. Loudoun Water requires an approved assembly. We install it where it is easy to reach for the yearly test and easy to drain for winter.
Controller. Garage wall as standard, with outdoor enclosures available. WiFi controllers and rain sensors keep the system from running when the lawn does not need it.
Parts. Rain Bird, Irritrol and Hunter equipment, WaterSense certified, with rigid PVC in the ground, rotors for open turf, matched-precision sprays for tight areas, and drip through beds.
Design. Drawn by a licensed irrigator after utilities are located, with head-to-head coverage and any dry spot corrected under warranty.
Warranty. Three years against defects, with first year winterization, spring start-up and backflow test included.
Site visit and quote. We check pressure and flow, measure the yard, note sun, shade and slopes, and talk through what matters to you. You get a written, itemized estimate within 24 hours.
Approvals and marking. We provide what your HOA needs, pull any permits and arrange utility locating. Head positions and trench lines are flagged before anything is cut.
Install day. Trenching, pipe, valves, heads, wiring and controller. Most Broadlands single family lots take one day, and townhome yards often take half a day.
Start-up and handover. Zone-by-zone testing, arc and nozzle adjustment, seasonal run times, backflow test filed, warranty activated, and a walkthrough of the controller.
Superior Sprinkler Systems is a family-owned irrigation company. Chris is our owner and founder, Brian is our general manager, and Dylan leads irrigation design and installation. Our own crews do the work, every layout is drawn by a licensed irrigator, our backflow testers are DPOR certified, and we carry full insurance. You can read more about our team or see what our customers say.
Along with Broadlands, we install and service irrigation systems in nearby Ashburn, Brambleton, Lansdowne, Stone Ridge and South Riding, and across Loudoun County.

We guarantee against defects for three years. In year one, winterization, spring start-up and your backflow test are part of the package.
We mark buried utilities before anything is cut. Your layout is drawn by a licensed irrigator and sized to the lot, which on a compact Broadlands yard means arcs set to stop at the turf edge rather than on the siding. Guaranteed head-to-head coverage, with dry spots corrected under warranty.
Weather-based scheduling, moisture sensors and zone control, with WiFi controllers you can run from your phone. The system skips a cycle when rain has already done the job, which is where the real saving sits and what Loudoun Water asks of its customers.
Installed by experienced crews with attention to detail, giving efficient water distribution and the least possible disruption to your Broadlands property, new build or established.
Tied into your supply inside or outside the home, with an accessible master shut-off valve so a burst line can be isolated in seconds.
Required on every irrigation system in the Loudoun Water service area. We install an approved assembly, test it at commissioning and file your report every year after that.
Standard placement is the garage wall, which fits most Broadlands floor plans. Basements, sheds and outdoor-rated cabinets are available instead.
Rain Bird, Irritrol and Hunter equipment. Rigid PVC pipe, not flexible tubing. Rotors on open turf, matched precision nozzles on the tight areas near walks and siding, and drip through beds.
We keep servicing the system, adjusting it as your planting fills in and repairing it if something breaks.
We check pressure and flow at the tap, measure the lot and look at grade, sun and planting. You have a written estimate within 24 hours.
We handle the permits and utility locating, flag the head positions for you to see, then trench, pipe, wire and test. One day on a typical Broadlands lot, occasionally two.
Each zone tested, arcs and nozzles adjusted, run times set for the season and for new sod where that applies, backflow filed, warranty activated, and a walkthrough so you know what every button does.
Q: My Broadlands sprinkler system is about twenty years old. Should I replace it?
A:Not always. If the pipe is sound, replacing worn heads, valves and the controller usually restores the system for far less than a new install. If the layout no longer fits your trees and beds, or several zones leak, a redesign may make more sense. We test every zone and give you both options in writing.
Q: Can you install irrigation in a Broadlands townhome yard?
A:Yes. Small yards need careful nozzle selection and drip for narrow beds so water stays off fences, patios and siding. Most townhome systems are installed in about half a day.
Q: Who handles the backflow test in Broadlands?
A:Broadlands is in the Loudoun Water service area, which requires an annual test of your irrigation backflow assembly. Our DPOR certified testers perform the test and file the results for you.
Q: Do I need Broadlands HOA approval for a sprinkler system?
A:Some projects need review by the Broadlands Association. We provide a drawn layout and equipment list so you can submit an application if your project requires one.
Q: Why is my sprinkler watering the driveway?
A:Usually a head has tilted, a nozzle is the wrong pattern, or the arc has shifted. We adjust or replace the head and set the arc so water stops at the turf edge.
Q: When should I schedule winterization in Broadlands?
A:Plan for late October through November, before the first hard freeze. We clear every zone with compressed air and protect the backflow assembly so nothing splits over the winter.
